Landlord Dilapidation Services

Walker Wood offers two types of Schedule of Dilapidation to landlords:

Interim Dilapidation Schedule

Produced during the term of a lease, this schedule highlights the areas of disrepair within a building requiring rectification by the tenant under the lease. Interim schedules are often carried out when there are concerns that the tenant is failing to comply with the covenants under the lease.

Terminal Dilapidation Schedule

Issued either on expiration of the lease or just prior to expiration, this schedule highlights areas of disrepair within a building requiring rectification under the lease by the tenant. This schedule will highlight any failures by the tenant to comply with the covenants relating to dilapidation liability under the lease.

Dilapidation Negotiations

Where a Schedule of Dilapidation has been served, we can negotiate with the tenant on our client's behalf.

Tenant Dilapidation Services

Walker Wood offers two types of dilapidation services to tenants:

Assessment of Dilapidation Liability

The preparation of a dilapidation report setting out the potential liability of the tenant under the lease. This service also includes the production of a strategy aimed at minimising any future dilapidation claim.

Dilapidation Negotiations

Where a Schedule of Dilapidation has been served, we can negotiate with the landlord on our client’s behalf with the aim of minimising the dilapidation claim.
